However, in all the cases above, certain issues should be taken into consideration and some action steps have to be
followed... Here is a summary presentation of those steps:
1. SELECTION OF CONSTRUCTION STYLE, COSTS AND DESIGNS
This section entails the customer's ideas and needs concerning the functionality and the way and style of construction or reconstruction.
We make sure that you are aware of the subjects discussed so we have an outcome that reflects your demands,
is fully equipped with all the existing technological and aesthetical supplies and within the determined budget.
This process has a final product, the architectural and the other technical designs, that are the basis
of the materialization of the edifice that we agreed at the end of this discussion.
Those designs and plans constitute the construction proposal that shall be presented to the competent
Urbanism bureau of the town hall for approbation.
2. CONSTRUCTION PERMIT
After presenting the construction proposal at the Municipal Urbanism Bureau, we are handing in a folder with all the necessary documents (plans, reports, studies and supporting tax documents) and we monitor the progress until the permit is issued.
3. PRIVATE AGREEMENT
During and/or after issuing the construction permit, a budget allocation and planning is implemented according to the materials that shall be used for the particular edifice. The budget is discussed and altered within reason, if necessary, adding or subtracting works and materials, and when agreed constitutes the basis for the final agreement. The final agreement is signed from both parties. Terms and conditions in this agreement are financial, technical, legal, and concerning the materials that are going to be used. Those terms are in general the following:
4. MATERIALISATION
Your initiative in this part is insignificant since the execution of the plan mirrors and of all the agreed conditions is our responsibility, ensuring the desired product delivery. Your participation is minimal, since your only task is to sit back relaxed as you are now, and observe our performance according to the schedule. You may visit the building site whenever you want, every day or never, but we suggest that you have to be there in two or three crucial moments, concerning the choose of some details that are critical for the final product.
